Your storefront is for one thing: showing products to customers! You want customers to see your available merchandise, and the more store space you have, the more you can show.

Shop Storage Facility Advantages

As a result, any space used primarily for storage is a waste. This is especially true in the Greater Toronto Area, where any storefront comes at a premium.

Cost of Storage Space versus Shop Space

Storage lockers cost, at most $1 per square foot. Let’s compare that to GTA retail space.

A decent price in the suburbs is $4 per square foot. That’s not too bad. But in a downtown high-traffic area like Yonge Street? We’ve seen prices over $22 a square foot. If you have a good location, using a single square foot to stack boxes effectively costs you hundreds of dollars a year. The potential savings of storing a larger amount of inventory off-site could be in the thousands!

Creating an Off-Site Inventory System

The only challenge in using off-site storage is keeping track of the inventory, and making sure that the inventory is flowing through the storefront.

For the easiest way to keep track of your merchandise, we recommend using an inventory management app! Keeping track of it in Excel or on paper is likely going to leave a lot of room for error as people may forget to log everything they pick up or drop off. An app helps all your partners and employees log changes on their phones as they make them.

Another challenge is in predicting sales. Check your sales reports and try to estimate how much stock you need to move from your storage unit in advance. If you estimate this too high, then you will end up cluttering your shop and defeating the purpose.

Choosing the Right Facility

The most important thing to look for in shop storage is security. Your merchandise is valuable and can be targeted.

Choose an indoor storage facility with cameras, electronic locks, and when possible security guards.

Insuring your Unit

Even the best facility can sometimes be damaged by fire or leaks. Be sure to take out insurance on your storage unit to cover any losses you might have. Many brokers offer a commercial goods policy that takes into account shifting inventory by setting a maximum threshold for your claim.

One of the unwritten rules of moving is that there will be a period of time during the process where some or all of your possessions will have no permanent place to stay. Many people forget this rule when they begin the process, and end up scrambling when the time comes.

Benefits Of Self Storage When You’re Moving

A self storage unit offers several benefits when you’re moving, and will help the process run a lot more smoothly.

For Buyers

Sometimes, when you buy a home there is a gap between the time you have to vacate your current dwelling and when you’re able to move in to the new one. Finding accommodations may not be an issue for you, but that doesn’t mean your possessions will have a place to stay.

Many moving companies offer a storage service for these kinds of situations, but it can get costly. Storing your things in a reputable storage facility will save you money. You also have the option to leave some items or all of them in there after the move-in date, so you can paint, renovate or just take your time setting things up the way you like.

For Sellers

If you’re the one selling your house, a self storage facility can also come in handy. Often, when someone is selling their home they need to remove a bunch of items for showings or for staging the home. Moving them to a storage unit will enable you to organize things more efficiently and make your home seem more spacious and inviting.

If you’re thinking of selling and you know that it’s too cluttered to be successful, find a facility and talk it over with your stager or real estate agent. Getting those unnecessary items out and to a storage unit may be your best option.

Gives You Peace of Mind

Along with monetary savings and a whole lot of convenience, using a self storage unit when you’re moving gives peace of mind. With a reputable facility, you’ll know your furniture and other possessions are safe and secure and won’t be damaged by weather or rodents.

Whether you are selling or buying or both, moving is a stressful situation that you don’t need to make more stressful by wondering about the condition of your possessions. If you need somewhere to store your things, rent a storage unit at a reputable place and you can focus on other elements of the purchase or sale.

Helpful Packing Tips and Hints on Moving

1.       Pack Everything!

Pack literally everything you have in good quality, filled and closed boxes.  Even if you have to spend some money on good boxes, you will save substantially.  Moving and stowing a box on the truck is much faster than moving individual items and having to find a secure place to store in on the truck.  Putting items in boxes also reduces damage, which will save you money too.

2.       Stage Boxes

Something as simple as putting all of your pre-packed boxes in the front room or garage of your home can be simple to do and greatly simplify your move.  This is something you can do in little bits in the weeks before your move, and save a lot of time on move day.

3.       De-Clutter

All professional movers will tell you from experience that many people have way too much stuff!  There is no point in moving something that will not be used at your new home, or that will simply be thrown out when you get there.

We recommend selling or donating surplus furniture as well as taking advantage of a garage sale or a junk removal service to get rid of unused or unwanted items.

4.       Be Prepared!

Start weeks before your move getting ready.  Check out our downloadable helpful checklist of things to do before your move by clicking on this link: http://firemenmovers.com/tips.php

Not being prepared on your move day can easily double the time (and cost) it takes to move you, as well as add to the stress, frustration and potential for damage to your contents.

5.       Ensure Easy Access to Your Home

This could be ensuring that the moving truck can park in front of your home (if parking is scarce).  Or it could mean clearing any snow or ice the movers may have to walk on.  Walking to and from the truck represents the majority of the time of a mover’s day.  Even if you can save a few steps or make this a bit easier it greatly speeds up the move.

Jiffy Self Storage is helping to raise money for flood victims in Pakistan. According to the United Nations, the floods that began in late July have created “one of the largest humanitarian crises that the UN and its humanitarian partners have ever responded to.” According to the UN more than 200,000 houses have been demolished and in excess of 4.3 million persons are affected. To put it into another perspective, a flood of this magnitude would affect about 12% of the Canadian population or would be close to the entire population of Toronto GTA.

We are disappointed that the response from Canadians was not forthcoming in the same magnitude that resulted in many Canadians donating money for the earthquake victims in Haiti. Perhaps, if this major catastrophe had happened first, there might have been more support. I suppose that we will never understand the reasons for less support from Canadians. While we acknowledge that there is and continues to be a need for support in Haiti, there is still much that can be done by Canadians for relief of the flood victims in Pakistan.

The Canadian government has announced an extension of the matching of donations until October 3 and Jiffy Self Storage pledges to match donations that will be made at the Jiffy Self Storage office up to $500.  If we can collect $500, we can leverage this donation to $2,000. Please give with open hearts for a cause that is essential for saving lives and preventing diseases and untold suffering.

Since harmonized sales tax (HST) came into effect, increased costs for resale homes has put a damper on the market place. More people will try and buy resale homes in order to save the HST that is only payable on new homes.  Notwithstanding, increased pressure on resale homes, Canada is experiencing the largest decline in pricing since leading the pack in the first quarter of 2010 with largest increase in sales prices.  According to economist Adrianne Warren, “Demand and prices have softened alongside moderating global growth…The slowdown has been the most dramatic in Canada.” Average Canadian sale prices during the first quarter were up 16.6 per cent year over year, but in the second quarter, just 6.6 percent.

What this decline means for Torontonians selling homes is that there will be more supply, fewer sales and more competition among sellers of resale homes.

For sellers to get top selling prices, they will have to remove all stops and show the house in the most and best marketable condition.

This means a thorough cleaning of the home from top to bottom and removal of all clutter from the space. There is no one better than a professional Toronto home stager to achieve these goals. They will advise you what stuff stays and what stuff goes, how to best show off your various spaces and even supply scaled updated furniture if there are some spaces that are lacking furniture to best show off your house.

Some stagers will not remove clutter offsite but store it in a corner of the seller’s basement or in a garage because the home owner is trying to save money. This is definitely not the way to do things.

Any clutter that will be removed from the Toronto resale home should be stored offsite. This means that stuff should at least be stored at a parent’s or friend’s basement or garage. However, if you do not want to impose on friends or family, then your neighborhood Toronto self storage is ideal for this type of thing. The gain in the sale price will more than compensate for the inconvenience of storing your clutter offsite.

Not only that, you’ll get an early start on packing and once the clutter is removed, it is easier later on to remove the core furniture without all the packing of knick knacks and various other clutter.

Whether you need short or long term storage, look for Toronto storage reviews of self storage companies that have unblemished reputations for storing your clutter. Take the example of  Jiffy Self Storage in Toronto. They have a perfect record of zero complaints with the Toronto Better Business Bureau, have been featured in Toronto Life Magazine’s annual Best of the City reviews as, “Toronto’s Best Storage” and have won the Consumer’s Choice Award for Business Excellence 14 consecutive times.

Art of Professional Redesign for achieving the highest resale selling price

Home staging is the design process of de-personalizing a private residence prior to putting it up for sale. This is often achieved by undertaking all or some of the following: Decluttering, depersonalizing, updating, painting, rearranging furniture, renting furniture and accessorising.

Moving your clutter into a Toronto mini storage facility like Jiffy Self Storage is a small cost relative to the increased benefit of selling your home for a much higher price and you will be getting a head start on packing that will also eliminate some stress down the road.

Research has shown that a home stager can cut a home listing’s time by half and can fetch a higher sale price. A recent survey of home sellers found that staged homes sold for 6.9 percent more than homes that were not home staged. If you are selling a Toronto GTA home, and if the average selling price of a Toronto real estate home is about $450,000, a  well staged home could fetch as much as $30,000 more than the average unstaged Toronto resale home.

Professional home staging could be the best money a home seller could ever spend. Don’t let the relative small cost of a professional home stager diminish the likelihood of getting a quicker sale at a much higher price.
